The Painter is responsible for painting residential or commercial properties promptly.  This position is responsible for internal painting. Their basic duties include keeping an inventory of supplies such as paintbrushes, rollers, tarps, and ladders, and overseeing the completion of painting jobs per the timelines provided (resident move-out, move-in, event schedule, etc.).

Key Responsibilities

  • Surface Preparation: Cleaning, sanding, removing old paint, repairing cracks with putty/plaster, and applying primers to ensure proper adhesion

  • Application: Applying paints, varnishes, and sealants using brushes, rollers, or spray guns, etc

  • Preparing surfaces to be painted by washing them, filling holes and cracks with putty, and sanding them until they’re smooth

  • Applying primer and other sealers to paint surfaces to ensure that the paint sticks to them

  • Mixing and matching paint, stain, and other finishes to job specifications

  • Applying paint, stain, and other finishes to paint surfaces using paintbrushes, rollers, or sprayers

  • Technical Knowledge: Familiarity with different types of paint, coatings, and tools

  • Maintaining an inventory of supplies like paint brushes, rollers, and tarps

  • Attention to Detail: Ensuring smooth finishes and precise, clean lines

  • Covering trim, floors, furniture, and other surfaces with masking tape, drop cloths, and other protective coverings to keep them free of paint

  • Setting up ventilators and other safety equipment to protect Painters from unhealthy fumes

  • Removing old finish using scrapers, chemical compounds, or blowtorches

  • Estimating time and material costs on painting projects

  • Cleaning machines, equipment and work areas using water, solvents, and other cleaning aids

  • Reviewing and implementing work orders and assignments

  • Removing and reinstalling fixtures (e.g., doorknobs, electric switch covers) as necessary

  • Following safeguards, rules, and regulations

  • Other duties as assigned

  • Physical Stamina: Ability to lift heavy items, stand for long periods, and work at heights.

All other duties as assigned.

Qualifications

Education

  • High school diploma or equivalent required.

  • Current certification to handle refrigerants a plus but not required.

  • Current HVAC certification a plus but not required.

  • Current Boiler Operator License and Steam Engineer License a plus but not required.

Experience

  • One year experience in a maintenance position required.

  • Knowledge of building codes, safety, EPA, and OSHA regulations preferred.

Other Requirements

  • Must be able to read, write, speak, and understand the English language.

  • Must possess a valid driver's license and acceptable driving record. Must be insurable under professional liability and crime coverage policies as specified by insurance carrier underwriting standards.

Working Conditions and Special Requirements

  • Sitting- Up to 4 hours/day

  • Standing- Up to 8 hours/day

  • Walking- Up to 6 hours/day

  • Lifting, transferring, pushing or pulling residents/patients or equipment/supplies- Up to 100 pounds

  • Driving- Up to 1 hour/day

  • Work weekends, evenings, and holidays- As needed for coverage

  • On-call availability- 24/7 for emergencies

  • Subject to residents/patients with various disease processes- Occasional

  • Subject to falls, burns, odors, and cuts- Work day

  • May be exposed to infectious waste, disease, conditions, etc. including exposure to the AIDS and Hepatitis B viruses- Work day
